On their own, our large holiday homes typically range from 3-5 bedrooms and sleep up to 10-14 guests. With different properties of different sizes and some with interconnecting gardens, our luxury Norfolk barns can accommodate larger parties or several families at once in one large holiday let. Groups looking to sleep 22, 37 or even up to 52 guests will find a combination to comfortably suit their needs.

Our luxury large holiday barns, usually sleeping 4, 8 , 10, 12 or 14 guests can be mixed and matched to suit large groups and families:
Great East (sleeps 14 ) with Long Meadow (sleeps 8) – the dining table in Great East seats 22 people.
High Barsham (sleeps 12) together with Long Meadow (sleeps 8) – these two properties have an interconnecting gate in their gardens to accommodate 20 guests.
Grey’s Court (sleeps 10) with Little Barsham (sleeps 4) – also with an interconnecting gate, a great alternative if Great East is already booked for up to 14 people.
All barns sleeping in double rooms can accommodate 52 guests.
All barns with single-occupancy of doubles but sharing twin rooms allows for up to 37 guests.
All barns with single occupancy of all rooms sleeps 26 guests.

Our large holiday lets are situated in the heart of the North Norfolk countryside, surrounded by stunning nature. This doesn’t mean they are without luxury – facilities include:

Fully equipped open-plan kitchens – self-catering, but outside catering can be recommended by a member of the team.
Access to sprawling countryside and close proximity to the North Norfolk coast.
Combining our barns into one large holiday let is a great alternative to all sharing one home, where facilities can be stretched and cooking space limited. After spending long days together on the coast or exploring woodlands, private hot tubs and cosy living spaces with woodburners offer the perfect level of quiet and privacy to unwind alone, if you so choose.

Barsham and Beyond - The area around your holiday home.
Barsham Barns offers more than luxury accommodation – the West Barsham Estate is wrapped in over 2,500 acres of tranquil woodland, regenerated marshland and carefully preserved meadows.
It is also home to our very own award-winning craft brewery, where each one of our beers is named after a favourite place or person on the estate. Tours and tastings are available, and welcome bottles are left for your stay.
